As the sun bears down with ever increasing fury and the mercury continues to soar,
you know there’s no escape from summer. It’s the season when the slightest activity causes sweat to
dot your brow and energy levels and appetite both go for a toss. But there are ways to make summer less
unbearable, even pleasant. Eating the right foods is one of them.

Here is a guide to some really cool foods you should have this summer:
Cooling drinks:
In summer, juices and cool drinks are more than a luxury. They rehydrate you and replenish sugar and salts lost through perspiration.
Coconut water is an excellent option that is as nourishing as it is cooling. Other great indigenous options include fruit and sugarcane juice,
nimbu pani, kokan juice, aam panna (a drink made from raw mangoes), neera, chhaas or jal jeera. Avoid colas and aerated drinks however,
as these can be dehydrating.
Fruits:
Nutritious, full of water and refreshing, fruits make the ideal summer foods. Watermelons, melons, citrus fruits and other juicy fruits are tasty snacks
to beat the heat. Many seasonal Indian fruits available at this time – such as mangoes (ripe and raw), jamuns, safed jaam and litchis – have properties
that make them especially appropriate for this season.
Soups:
Soups can be a healthy staple in your summer diet. You can of course pick from the usual tomato, mixed vegetable, corn or moong options. But chilled
soups made from vegetables such as cucumber or carrot, along with fruits and herbs such as mint and coriander, will make a refreshing change. Apart from
being hydrating, soups will also help you to eat less and thus stay lighter.
Salads:
A good serving of salads can perfectly complement your summer meals. In fact, chopped cucumbers, carrots, tomatoes, cabbage, beetroot, lettuce, with
some sprouts, lime juice and a dash of salt, can make for a filling and appetizing meal in itself. The added bonus is that you are saved the bother of slaving
in the kitchen.
Curd:
Curd is another cooling food that is especially good for hot summers. It is rich in vitamin B and helps soothe allergies and ulcers that are
common during hot weather. You can either have it as it is, with rice, or in the form of any of its delightful preparations such as
flavored yogurt, shrikhand, mishti doi, lassi or chhaas.
Light gravies:
Save your biryanis and kormas for when it’s cooler. Now you need watery gravies that can go well with rice. Light curries made using
vegetables such as tomatoes, dudhi and pumpkin will nourish you without weighing you down. Adding kokam, tamarind,
jeera, herbs such as kadhi patta and coriander, or again, curd, will make them more cooling and appetizing.

You are better off avoiding or restricting foods that can aggravate the discomforts of summer. So, avoid eating
heating foods such as meat, eggs and fatty dairy products, as also fried, spicy or salty foods. Also go slow
on nuts and dry fruits. Finally, cut down your consumption of caffeinated beverages such as
tea, coffee and colas.

What are reverse mortgage loans?

Reverse Mortgage Loan (RML) enables a Senior Citizen — In India, citizens above 60 years age
— to avail of periodical payments from a lender against the mortgage of his/her house. Such a loan allows
the borrower to continue to occupy his house as long as he lives. Unlike other loans, reverse mortgage need
not be repaid by the borrower.
How are such loans structured?

In India, RMLs can be extended by banks and housing finance companies registered with the National Housing Bank.
The loan amount is dependent on the value of the house property as assessed by the lender, age of the borrower(s) and prevalent
interest rate. The loan can be provided through monthly or quarterly or half-yearly or annual disbursements or a lump-sum or as
a committed line of credit or as a combination of the three. The maximum period of the loan (over which the payments can be made to
the reverse mortgage borrower) is 20 years. The lender on the other hand has to value the property periodically at least once in five years and
the quantum of loan may be revised based on such re-valuation of property at the discretion of the lender.
How are such loans settled?

On the borrower’s death or on the borrower leaving the house property permanently, the loan is repaid along with accumulated interest, through
sale of the house property. The borrowers or their heirs also have the option of prepaying the loan at any time during the loan tenor or later, without any
prepayment levy. The borrowers/heirs can also repay the loan with accumulated interest and have the mortgage released without resorting to
sale of the property.
Are there any taxation issues?

A mortgage of property, in certain cases, is a transfer under the provisions of the Income-Tax Act. Consequently, any gain arising upon
mortgage of a property may give rise to capital gains. However, in the context of a reverse mortgage, the intention is to secure a stream
of cash flow against the mortgage of a residential house and not to alienate the property. A new clause has been inserted to provide
that any transfer of a capital asset in a transaction of reverse mortgage under a scheme made and notified by the Central
Government shall not be regarded as a transfer. A borrower, under a reverse mortgage scheme, shall, however, be liable to
income tax (in the nature of tax on capital gains) only at the point of alienation ofthe mortgaged property by the
mortgagee for the purposes of recovering the loan.

1) Eat lots of fruits & veggies! Carrots, loaded with beta carotene are especially helpful in maintaining healthy eyes.
      2) Avoid wearing contact lenses for more than 19 hours. This can cause permanent sight damage as well as extreme discomfort.
3) Use allergen-reducing eye drops sparingly. Using an allergen-reducing eye drop during allergy season to 'get the red out' and
sooth itchiness may help on a limited basis, but chronic daily use can actually make the problem worse.
4) Read the labels of eye drops carefully; many drops cannot be used while wearing contacts.
5) Press cold cucumber slices gently against eyes 10 minutes before going to sleep at night to prevent puffiness.
6) Wear UV protective sunglasses. Get polarized lenses, NOT just darker lenses. The lenses that only make the world darker will just make
your pupils dilate and don't do a thing to stop the UV rays. Prolonged exposure to UV rays can harm your eyesight; protection in youth
can help prevent loss of eyesight in later years.
7) Try not to spend so much time looking at your computer screen. (As a matter of fact, now would be a good time to give your eyes a
break, since you're not doing anything too important.)
8) Be sure to wear goggles or other eye protective wear when working with chemicals or any place with harmful airborne particulates.
9) Don’t ever rub your eyes when you have something in your eye!
10) Exercise your eyes too & also be sure to relax them.
Tips
* Don't just use eye drops be sure that they are right for you. While eye drops can make your eyes feel better, their medical benefits have not been
entirely proven.
* Visit your optometrist every year. They can diagnose problems that may be fixed with glasses, contacts, or surgery. They will also check for dry
eyes, problems with your retina, and even conditions of the whole body like diabetes and high blood pressure. Some conditions have no
symptoms like glaucoma which can lead to total blindness if left untreated.
* Try to take sufficient of Vitamin A! Too much can make your eyes red as well.
Warnings
* Never put salt in your eyes.
* Never look into the sun directly or with a telescope.
* Never put sharp objects in your eyes.
* Never rub your eyes too much.

How do you draw a budget that suits your need? Say, you are interested in taking an educational course and are thinking of
taking a student loan. How will you accommodate this additional expense?
To begin with, you need to draw your personal budget.
The first step is to calculate your monthly income. Consider income from all sources including income from your investments -- A.
Next, make a list of your monthly expenses. For example, if you are a salaried employee, list your routine expenses like expenses on commute,
food expenses, utilities, clothes, charities etc. Then think of any extraordinary expenses that you may have to incur during the budgeted period, such
as home improvement projects or purchasing a car -- B.
It is a good idea to categorize your payments under different headings like daily living expenses, entertainment and vacation, health etc. This will give you
a fair idea of how much you spend on different categories. It is easier to keep track and also control your expenses once you know how much portion of your earnings goes into each expense. Calculate the difference (A - B = C).
The next step is to redraft your personal budget to include expenses related to the educational course like interest and principal payment, course fees,
expenses on tuitions and books, loss of wages etc. If you still have a comfortable surplus of cash (C), you can finalize this budget. If not, consider the
expenses that you can avoid and reconsider the amount of loan. Once you reach a bottom line that you are comfortable with, finalize your budget.
When you decide the cash surplus / short you will be comfortable with, you should also think of the percentage of income you would ideally like to save for
your future. Think of short-term as well as long-term or retirement savings. You may compile your budget into an excel sheet or use a physical book
or diary. Alternatively, there are several free software’s available online for the taking.
Here are a few tips of a working budget:
Keep your working sheet as simple as possible and keep it clean. Each item and category should be clearly defined.
It is a good idea to create a flexible spreadsheet or if you have a hand written budget in mind, leave - enough space to add items of income or
expenses in the existing budget.
Maintain budgets on a continuous basis. Ideally, one should have a monthly budget rolling into an annual budget. The annual budget
should also be in line with the long-term budget.
An important part of budgeting is keeping track of actual income and expenses and calculating variances. If variances are beyond
acceptablelimits, then it is time to revisit your budget and make necessary changes.
If you have a long list of income or expenses, it is advantageous to use excel or other computer software.
For example, by using excel you can add comments, format your sheet, create reports using certain information
from the excel sheet.

6. Do breathing exercises
Whenever possible, at least once a day, do some deep breathing exercises. This will help you
relax and relieve stress of the routine work. These small workouts will make your officeday less
monotone and will boost your mood as well. Furthermore, make sure to take an apple,
pear, yogurt, or juice instead of cookies and coffee for your snack.
